The Hill House sits atop a hill in the natural surroundings of the Central TX Hill Country. It is fully furnished and stocked with all necessities to welcome you into the comfort of a cozy home! One of the bedrooms has a loft with a double bed and a reading nook - we call this little space "treehouse". This home is perfect for a single professional in the middle of relocation to Austin, a traveling nurse or a couple looking for a peaceful, serene home. Beautiful sunsets, fire pit, basketball court, corn holes, hammock and nature all around. Quiet, serene and close to many wonderful Hill Country attractions such as wineries, breweries, TX Olive Company, bakeries, cafes, parks and all places of daily necessities. This is a very private space. The owner lives on the property, but the houses are spaced farther than the homes in typical suburban neighborhoods. A flock of free ranging, happy chickens on the property, so NO pets policy is strictly enforced. Absolutely NO SMOKING or VAPING of any substances allowed on the premises. Fresh eggs from our hens are available for sale and they are nothing like you've ever tasted! I go above and beyond to welcome my tenants and I expect courtesy and respect in return. I am a homesteader and a jack of all trades. If you are tidy, responsible, respectful, honest, private, appreciate the beauty and peace of nature and are a good human this is your dream home and I am your dream host... and, frankly, you are my dream tenant! Lease terms are clearly outlined in the Lease Document that will be provided to you. All utilities (Wifi, water, electricity, trash/recycling) are included in the total. No smoking allowed on the premises, no partying allowed on the premises. Last month's rent upon signing - acts as your deposit upfront and is non-refundable. Tenant responsible for own renters insurance. Landlord is not responsible for theft of any personal items or any damages to personal items. Tenant is expected to keep Hill House clean and in working order. Animals/pets are not allowed. Special circumstances can be discussed with the owner and an exception may be agreeable. A monthly pet fee will apply if a pet is approved by the owner. Lease options: 6 months or 12 months. Max occupants: 2 (please do not submit applications for 2+ tenants) Signed Lease Document is a legal contract.
