Wonderful large front porch faces wooded area instead of neighbors. There are some "soft" spots in the floor that will need to be fixed eventually, and the carpet could do with a good shampooing and stretching. The central heat works good, but the central air stopped working last summer. We put in 4 window units and they kept the house cool during even the worst of the heat, and our electric bill went down, so that's good. But you would have to provide your own window units or would be responsible for having the central unit repaired. Kitchen counter is buckling in corner but would be easy to repair. Everything else works good. Lake access - 3 parks nearby, boat docks are abundant, sandy beach area in community on shallow bay that is great for kids and swimming! 9 miles from Mount Vernon, Texas on I-30, 9 miles from Winnsboro, Texas, 15 miles from Pittsburg, Texas, and 24 miles from Walmart. Neighborhood Description The neighborhood is shady with curving roads that all lead down to the lake. There are a mixture of young families and older people who live here, and we all get along great together. Most people have pets. It is a quiet neighborhood with hardly any traffic and the most barking dogs here are mine and they will be moving with me. Rarely is there any loud music, etc. The neighbors help each other out for the most part - loaning tools or help. Course, my son and husband do most of the helping and loaning but there are others out here and it is just a close knit family oriented community.
