I would consider leasing this apartment furnished at an agreed upon rent increase. The owner pays for all utilities. Including water, sewer, heating, electricity. You are welcome to use the shared Wifi as long as your data rate is not excessive. *Utility use is for residential use only, no charging of electric automobiles or high powered computational work, crypto mining, etc. Upon lease signing a one month's security deposit is collected. At move in, the last month and first month rent are collected. The security deposit is held until the end of the lease in escrow. I am ok with shorter than one year leases. I would consider renting it furnished at a higher monthly rent.
