Property Visit: The current tenant is moving out at the end of June but has agreed to allow visits during the weekend at the agreed date/time.

Owner pays for garbage/HOA fee. Owner pays for water via auto pay and invoice renter monthly (the monthly average with two adults has been between $130-170). Renter pays monthly rent along with the water cost together on the 1st day of each month via Zelle to the owner. Renter pays for all necessary utilities including internet service, electricity, and arrange service. Renter pays security deposit along with the first and the last month rent.
A current comprehensive tenant consumer credit screening report is required along with the job verification steps. Renter pays for the credit reports.

Tenant History:
Our very first tenant lived at this property as a brand new build for 3 years. It was a lovely couple and while they were living in this house as a grad student couple with a working spouse, they got married and a baby boy was born in early 2025! They bought a home as a growing family in June and I am so happy for them. Lots of positive vibes and had a great experience with the previous tenant and look forward to meeting another responsible, hard-working amazing people here in PNW.
Property Challenge:
1. The open carport can park only one car plus a motorcycle. Guest parking is challenge but there's a space between our door with a neighbor's door where one car can park temporarily, but it's not meant for overnight parking or to leave a second car at all. The property can tow illegally parked vehicles.
2. Inside the water tank storing closet as you walk into the property, there is a U-shaped pipe and you need to pour some water in a quarterly basis as the previous tenant experience sewage odor coming out of there.
3. Annual property fire department exercises. We have to comply with the local fire department's requirement to test the fire safety system in the property and they may need access to check the gauge and perform alarm tests. Tenants are notified.
