For those Realtors that keep calling and sending emails asking why my home is still for sale, my answer is it will sell when it sells. I have an awesome job and in no hurry at all to sell! People with $ actually want my house, or they don't! Great for them!! As of this morning, for those that qualify as a Veteran, the rate it about 6.5%. Other mortgage rates are higher. There are MANY less expensive homes than mine, and many more expensive. My house is great for someone that has $, but needs to work on their credit, since those 2 things aren't the same! Some people deserve second chances. The difference in payments alone (not including taxes and home owners insurance) is about $500 more a month from 4.5% to 6.5%, and sometimes PMI (Private Mortgage Insurance) is required if you don't have a large down payment. PMI protects the lender, not the person buying. Some people like paying more each month though. My price (I hope) will continue to go up as the market goes up (again, I hope!). We are in NO hurry at all to sell! I have a wonderful government job on Ft Knox, and I will just keep paying extra on my mortgage! If we sell, great! I will retire (again) and move back to Florida! Best wishes to all!! If you prefer to work with a Realtor, that is awesome! They know MUCH more about selling and buying homes than I do! Any fee or commission they require would be on top of the sales price. Almost forgot. I will pay the 1st year for one of those Home Warranty deals. If you have cash, make me an offer! 12 years ago, my house was worth about $200k. 2 years ago, the VA valued it at $350K. Great area to raise a family if that is important to you. New houses being built weekly. Not everyone can qualify for a new loan, and I offer those people a chance to buy if they can obtain the down payment! Heck, some parents and grandparents will give you the $ for a down payment just to get their home back for themselves! Be happy whether you buy, rent, or live with a relative until you are old like me! There are MANY brand new homes in Etown and the area, some are more $, some are less! Homes SHOULD go up in value, not down.
