Tenant pays all utilities and must maintain renters/property liability insurance. Owner pays for bi-annual maintenance of furnace & AC through Ultimate Heating and Air. Replacement filters provided by owner. Owner pays for irrigation water and all lawn care. Tenant responsible for weeding front yard plant beds and playset bed in backyard. Washing Machine and Dryer not included. Absolutely no smoking of any kind. Pets Policy: Pets considered with additional screening required. No cats. All dogs must be two years or older, well trained and well behaved. Pet rent not to exceed $50/month per pet (depending on type and size of pet) will be collected for two pets max. No additional pet deposits are required. All pets & animals MUST be registered and approved during the application process. General Rental Criteria: -Good rental history - Minimum two years of rental history OR homeownership. (Renting from family members does not qualify for rental history.) -No evictions -Verifiable Proof of Income - must be a minimum, combined monthly income, of three times the monthly rent. -We'd like to see a credit score of 620 or better -Resident Liability Insurance - Renter's Insurance is required -Co-Signer's (This is an individual not applying as a tenant but helping as a financial guarantor in the event you do not qualify on your own.) Must have a minimum credit score of 700 or higher & minimum income of five times the monthly rent.
