Beautiful 47.5 acres of pasture and hay fields. Fenced and cross fenced. The main barn is 46' X 60' and includes 1,000 sq ft of living quarters, which is 1+ bedrooms and a 3/4 bath with washer & dryer hookups. The door out of the kitchen goes into the 10' wide aisle of the barn section of the building. There are two 12' X 12' stalls to the left of the aisle and a large 24' X 24' run-in shelter on the right side of the aisle. The other section of the building is a 24' X 24' garage/shop. There is additional parking in the hay shed, which is only 2 years old and is 36' X 48' and it is enclosed on the two long sides. There is an additional building site prepared with power to the site. And the perk test indicated a regular septic system was OK. We have an established garden area with deep topsoil, and includes two raised strawberry beds, as well as stands of raspberries and blackberries. There is also a small greenhouse. There are several flower gardens and shade trees planted around the barn. The well gets 5 gals a minute and we put in a 1200 gal underground cistern. And there are 7 frost free hydrants that make watering animals or plantings easy. The farm is in agriculture tax, and we have cut and sold grass hay. The fields produce about 30 ton a year. We also raised horses here up until just a couple years ago, and we have raised a few head beef cattle in the past. If your looking to be more self sustaining as far as producing your own food, this place works very well for that. We are in Ferry County, about 1 1/2 hour drive to the beautiful town of Republic. Inchelium has a medical clinic, small library, gas station and community store, which is actually very nice, although we do our major shopping in Stevens County, which is just across the Columbia River/Lake Roosevelt. Kettle Falls is 45 minutes away and then Colville is only 15 more minutes drive. Colville is the county seat and has just about anything you could need, including a hospital. We are located about 2 hours from Spokane, WA. Lake Roosevelt/Columbia River is a ten minute drive to the east. And Twin Lakes is about a ten minute drive to the west. Fantastic fishing and boating opportunities all around. The property is located within the Colville Reservation, although it is fee simple deeded land and not Tribal land. We can not hold a contract. So we would have to have a cash sale or you could get a non conforming loan. Because of the barn/living quarters it will not go conventional loan. The hay equipment, which consists of a tractor, sickle bar mower, rake, a baler and flat bed trailer may be purchased separately. Please contact us with any questions or to set up a visit.
