COX cable, telephone, and internet, along with AT&T telephone and internet are not included, but are available here. We will continue to pay for the alarm system fee, property taxes and house insurance, homeowners association dues, along with roofing, heat and a/c system repairs. You are expected to change a/c filters, and hose off a/c condenser radiator in summer. Locksmith service, insurance on your belongings, door, window and wall damage(if not weather damage), plumbing clogs are your responsibility, and are not included in the rental payment. We will need a basic background check, and will expect a 6-12 month signed lease. Payments should be either in cash, or money order monthly. We are not considering accepting vouchers or section 8, checks, or electronic payments. We expect you, as a lessee, and your listed co-occupants, to live in this house. We will not tolerate short term subleasing. We live a few miles away, so we can stop by to talk to you, or collect the rent, or check on the house for you, if you are away.
We require a 6 or 12 month signed lease. A payment of $2000.00 in cash or money order, for up front deposit. Pet deposit may be additional. First month's rent of $2000.00 in cash or money order is expected before move-in day. We are not accepting rental vouchers, or electronic payments. Rent is expected to be paid by the 15th day of each month, in cash or money order, with a $10.00 per day late fee for every day that the current and past full month's rent is not paid, after the 15th day of the month. We will provide a written receipt for all payments. Discounts of up to $25.00, for rent that is paid 30 days or more early. Your deposit is refundable, with notice to the owner of intent not to renew lease, 1 month before the lease expires, and again, before move out, with no damage or cleanup required to re-rent. We will continue to pay and include the Homeowner's association fee, this home's property taxes, insurance coverage for the house(not your belongings), alarm system fee, and once yearly pest control visit on this house with your paid rent. (renters coverage may be cheaper through your car insurance company). We have our insurance agents number if you want to get a quote.
Rent also does not include lawn mowing fee ($40.00 every 2 weeks during growing season), or hedge trimming/ tree service ($90.00 once or twice a year), or drain service for clogs. We have have phone numbers for these services or you can choose others.
The Electric bill (OG&E), the water/sewer/trash bill (OKC), and the Natural gas bill (ONG), will need to be transferred into the leaseholder's name within 15 days from move-in to avoid utility cut-off. We do not offer an all bills paid option. Tenants will need to notify the property owners about physical damage to property(or failure of heating equipment), for extended out of town trips, leaks, and power or gas extended outages or utility cut-offs, to protect against damage due to pipes freezing, or moldy food.
