Tenant is responsible for electric, gas and water service and for maintaining grass and snow removal including removing snow from sidewalk. Owner is responsible to pay sewer charges and for security system charges. Owner is responsible for repairs to dishwasher and garbage disposal during first 30 days. Thereafter, and repairs will be added to tenant's monthly bill. At no time is tenant allowed to sublet the property to anyone not on the rental lease and/or approved by the owner. Tenant is not allowed to run any business at the property including for example any type of daycare service. Space heaters are a fire hazard and are not permitted at he property. Pets are not allowed except for cats. There is no smoking allowed inside the house.
