Security deposit disposition shall comply with NRS 118A.242. 4. Utilities Tenant Responsibility: Tenant shall place and maintain electric service in Tenant's name for the full lease term. Interruption of electric service due to nonpayment constitutes a material lease violation. Landlord Responsibility: Landlord shall provide and pay for water, sewer, trash/garbage, cable television, and internet service, unless interrupted due to circumstances beyond Landlord's control. 5. No Smoking Policy Smoking, vaping, or use of tobacco, marijuana, or similar substances is strictly prohibited inside the unit and surrounding premise within the community. Violation may result in lease termination and charges for smoke remediation. 6. No Pets Policy No pets or animals of any kind are permitted in the unit without prior written consent of the Landlord. Unauthorized animals constitute a material breach of this lease. This policy does not apply to legally protected service animals or assistance animals, which shall be addressed in compliance with Fair Housing laws. 7. Occupancy & Guests Occupancy is limited to the individuals listed on this lease. Guests may not remain on the premises for more than 3 consecutive days or 14 days in a calendar year without written approval. 8. Maintenance & Care Tenant shall keep the premises clean and sanitary, promptly report maintenance issues, and be responsible for routine upkeep such as light bulbs, batteries, and air filters unless otherwise stated. 9. Alterations Tenant shall not paint, drill, mount televisions, or make alterations without written permission from Landlord. 10. Right of Entry Landlord may enter the premises with proper notice as required by Nevada law, or without notice in emergencies. 11. Renter's Insurance Tenant shall maintain renter's insurance with a minimum of $100,000 liability coverage throughout the lease term and provide proof upon request. 12. Default & Remedies Nonpayment of rent, utility shutoff, smoking, unauthorized pets, or other material violations may result in notices, fees, or termination as permitted by law.
