Renter is responsible for all utilities and services required for living. Such as, Xcel (gas), FC Utilities (electricity), water, Internet Service Provider (i.e. COMCAST/Xfinity), ETC.
HOA does not permit any pet on premise.

Utility.
Resident shall pay for all utilities (electricity, gas, water, etc.), related deposits and transfer
fees, charges on Resident's utility bills (electricity, gas, water, etc.), and for all of Resident's allocable charges as reasonably determined and billed to Resident by Landlord. Resident shall not allow electricity, gas and water to be disconnected by any means (including non-payment of bill) until the termination of this lease agreement. Changes or installation of utility lines, meters, sub-metering or load management systems, and similar electrical equipment serving the premise shall be the exclusive right of Landlord, provided such work is done in a reasonable manner. Utilities shall be used only for normal household purposes.
No Pets/No Smoking.
Resident shall not allow any pet on the premise without the express written agreement of the
Landlord which may be withheld in the Landlord's sole discretion. If Landlord consents to Resident
keeping a pet on the premise, Resident shall pay such additional pet security deposit and fees as
Page 5 of 6 Landlord may require and Resident's obligations pursuant to paragraphs 10 and 11, above, shall not be diminished or reduced thereby.
No smoking inside or outside the premise. There shall not be any cigarette, cigar or other
means of smoking on the premise. Smoking on the premise is a violation of this agreement, and the
Resident is responsible and accountable for any smoke residue that may linger on the premise.
Attorney's fee.
In the event of any default or breach of this lease agreement by the Resident, Landlord shall
be entitled to recover all costs, and expenses including a reasonable sum for attorney fee expended
or incurred by reason of any default or breach of any of the term on this Agreement, whether or not
suit is filed. The parties agree that venue for any dispute shall be proper in the county in which the
premise is located, and Resident hereby grants to Landlord authorization to obtain information from
credit reporting agencies for the purposes of locating the resident.
