1. Lease Term
The lease begins on August 1, 2025.
2. Rent
Monthly rent is $1,400, due on the 1st day of each month. If rent is not received by the 3rd day, a late fee of $200 will apply.
3. Security Deposit
Tenant shall pay a refundable security deposit of $700 prior to move-in. The deposit will be returned within 30 days of move-out, minus any deductions for damage beyond normal wear and tear.
4. Utilities & Services
Tenant is responsible for payment of all utilities and services to the property, including but not limited to: electricity, water, gas, trash, internet, and any other applicable services.
Tenant is also responsible for regular lawn care, including mowing, edging, and weed control. Failure to maintain the yard in a presentable condition may result in a notice and potential service fees if the landlord must hire a contractor.
5. Occupancy
The home is to be occupied by no more than 5 persons. No additional residents may live on the property without prior written approval.
6. Pets
Pets are allowed with landlord approval. A non-refundable pet fee of $500 per pet is required prior to move-in.
Additionally, tenants agree to:
Keep all pets current on vaccinations.
Prevent pets from causing damage or disturbances.
Clean up all pet waste regularly.
The landlord reserves the right to revoke pet privileges if damage, excessive noise, or violations occur.
7. Maintenance & Repairs
Tenant shall maintain the property in good condition and promptly report any maintenance issues. Landlord is responsible for major repairs unless caused by tenant negligence.
8. Alterations
No alterations or painting may be done without landlord's written permission.
9. Entry
Landlord may enter the property for inspection, repairs, or showings with at least 24 hours' notice, except in emergencies.
10. Smoking
Smoking is not allowed inside the home.
11. Renter's Insurance
Tenant is encouraged to carry renter's insurance to protect personal belongings.
12. Termination
Tenant must give 30 days' written notice before moving out at the end of the lease. Early termination requires landlord approval and may incur fees.
13. Renewal
Lease may be renewed upon mutual agreement. Rent is subject to change upon renewal.
