This property has Central Air, a driveway out front with a garage in the front as well. Partially finisha basement. Basement has a half bath/powder room. Anyone 18 and older must complete an application and ALL applicants over 18 must view the property before applying and if approved must go on the lease. No pets allowed sorry - no exceptions! Must have a credit score of 580 or above, no exceptions, no exceptions at all! We check credit history, we check for evictions, foreclosures, bankruptcies judgments and liens, we will request proof of all income, we do previous landlord references if any, as well as a criminal history search. No co signers. Tenants are responsible for paying all utilities - gas, electric and water, in addition to rent. Rent is $1500. Total move in cost is $6000. We collect the first month, last month and one month security. We are also collecting an additional deposit that we refer to as pre-paid utility deposit. Unfortunately, tenants sometimes leave behind water bills and pgw bills that are large balances. It has been happening to us too often. Tenants will have the gas and electric bills in their name and we keep the water bills in our name but we mail it to you every month. A lot of times tenants rack up water bills that exceed 500, 600 dollars etc. And often if a tenant moves out or is evicted (hopefully not), the water balances get stuck with our office (even if it was in a tenants name it automatically gets left to the owners) and also pgw bills do as well. So we are collecting the additional payment in case there is a balance left. If all utilities are paid when a tenant moves out you get the money back of course plus the security deposit as long as there is no damages in the amount of $3000. We do not provide a washer, dryer or refrigerator. There is a washer and dryer hook up.
