Tenant(s) understand and agree to keep the dumpster lid closed at all times and to dispose of their trash in the appropriate bin.
Tenant(s) understand and agree not to dispose of regular trash in the recycling bin.
Tenant(s) understand and agree to be charged $150 for every trash violation.
Units are turned over with working light bulbs. Tenant(s) are expected to change their own light bulbs when needed. LED light bulbs not only last longer but will also lower your electric bill. ComEd has been known to offer discounts for purchasing energy efficient bulbs.
Tenant(s) are responsible for maintaining provided smoke/CO (carbon monoxide) detectors. The detectors are to be in good working order for tenant and occupant's safety. Tenants are responsible for replacing the backup battery (typically a 9-volt battery) to insure proper working order. A warning beep is typically common notification. If a smoke detector is past its useful life, the property will replace the unit. These units have varying lifespans. Test your alarm monthly as a safety precaution.
Tenant(s) shall not sell, manufacture, or distribute illegal drugs on the property or within any rental unit. The use of legally prescribed medications is permitted only by the individual to whom they are prescribed.
Tenant(s) shall not engage in any illegal or disruptive activities as defined by law. This includes, but is not limited to, drug-related offenses, excessive noise, and any conduct that constitutes a nuisance or disrupts the peace and safety of other residents.
Tenant(s) agree to respect the privacy and quiet enjoyment of their neighbors within the building and on the property. Loud music, parties, and gatherings must be kept at a reasonable noise level, especially during quiet hours from 10:00 PM to 9:00 AM daily.
The landlord and management will not mediate disputes between tenants. If a tenant experiences excessive noise or disruptive behavior from others, they have the right to contact the police to file a complaint.
Tenant(s) must immediately notify the property manager, owner, or maintenance personnel of any water leaks, electrical failures, or gas-related issues. In the case of a gas odor, tenants should take extra precautions and contact the local fire department immediately. Failure to report such issues may result in lease termination and/or liability for the full cost of any resulting damages.
Tenant(s) understand that only human waste and flushable toilet paper may be disposed of in the toilet. Any foreign objects causing a blockage that requires professional plumbing services will be the tenant's financial responsibility.
Despite labeling, so-called 'flushable' wipes are not truly flushable and must not be disposed of in the toilet. Additionally, feminine hygiene products and any other non-toilet paper items must not be flushed.
If your toilet is about to or starts to overflow, tenants are required to turn the water off by turning the water line knob located behind every toilet. Locate and educate where this is before you have an issue. This will stop the water from flowing. Then use a plunger to unclog your toilet and if needed contact the manager, maintenance person or owner. If there is excessive water, please also notify any tenants below your unit so they can watch for possible water damage from their ceiling.
Tenant(s) are responsible for maintaining the apartment and all provided items in good condition. This includes regularly cleaning the unit and its fixtures to prevent damage, grease buildup, and excessive wear.
Tenant(s) are expected to leave the unit in the same condition upon vacating and final walk through. Tenants are responsible for cleaning inside and outside of appliances, bathrooms, carpets and repairing any wall damage.
Tenant(s) shall be held accountable for any damage, neglect, or misuse of unit features beyond normal wear and tear. This includes, but is not limited to, walls, windows, doors, light fixtures, shelving, locks, landlord-supplied appliances, sinks, showers, carpets, tubs, and toilets.
Failure to properly maintain the unit or causing damage due to negligence will result in fines equal to the full cost of repairs or replacements.
Renewal notices and move out checklists will be provided no less than 60 days prior to lease end date.
Upon move IN/OUT, tenants must move out the back Entrance of the property unless approved by property manager/owner. Items that can be carried in/out by one individual may go through either entrance. All Trash from Move IN/OUT must be put in the proper building dumpster or trash bin provided. Example: Furniture and mattresses DO NOT go into dumpsters or left in the alleys of the property. You are responsible for the removal of those items at your expense. Certain municipalities will fine the property owner which will be passed along to the tenant.

Tenant(s) understand and agree that smoking is strictly prohibited inside the apartment, building, and anywhere on the premises at all times. Failure to comply or report violations may result in lease termination and/or fines covering the full cost of any damages caused by smoking, including but not limited to cleaning, deodorizing, and repair expenses."
Tenant(s) understand and agree that installing or placing any type of washer inside the unit is strictly prohibited. Additionally, they acknowledge that the building's laundry service is a complimentary amenity and not a guaranteed part of the lease agreement. While the service will continue to be provided, it is not the Landlord's obligation to maintain or replace it.

Tenant(s) understand and agree that the Landlord and management are not responsible for lost or misplaced apartment or building keys. Lockouts will incur a $100 fee, payable immediately. Additionally, replacing a lock or requesting a new apartment key will result in a $50 charge per occurrence.
Tenant(s) understand and agree that the Landlord will address property damages or issues that are not caused by the Tenant within a reasonable timeframe, depending on the nature and severity of the issue. However, such damages or issues do not entitle the

Tenant(s) acknowledge and agree that failure to comply with any lease amendments may result in fines, lease termination, and/or eviction. Tenant(s) are fully responsible for all costs associated with repairs, replacements, or additional cleaning required due to neglect, misuse, or violation of lease rules, including but not limited to smoke damage. If damages are extensive and beyond reasonable repair, Tenant(s) will be charged the full replacement cost. If Tenant(s) fail to pay for damages, the Landlord reserves the right to:
Deduct the owed amount from the security deposit.
Issue fines for excessive damages or neglect.
