Payment Terms:
Tenant agrees to pay the first month's rent, last month's rent, and a security deposit prior to occupancy.
Pet Policy:
Pets are permitted only upon prior written approval by the Landlord. Approved animals may be subject to additional non-refundable pet fees and/or monthly pet rent, as outlined in an addendum to this Lease Agreement.
UTILITIES. Tenant shall pay all charges for hook-up, connection, and deposit for providing all utilities and utility services to the
Premises during the Lease.
term of Lease:
The term of this lease shall begin on [Start Date] and end on [End Date]. The lease term is for a period of [Lease Duration] months/years, unless terminated earlier according to the terms stated herein.
Rent Payment:
2. The monthly rent amount is $2,300, due on or before the first (1st) day of each month. Rent payments must be made using the accepted payment methods as specified by the Landlord.
If rent is not received within seven (7) calendar days after the due date, a late fee of $200 shall be applied. An additional fee of $25 per day will accrue for each subsequent day that the rent remains unpaid, until the full balance, including all applicable late fees, is received.
All rent and associated fees must be paid in full to be considered current.
Security Deposit:
3. The Tenant shall provide a security deposit of $2,300 upon signing this agreement. The security deposit will be held by the Landlord as security for any damages beyond ordinary wear and tear or unpaid rent. The deposit shall be returned within 15 days after the lease termination, subject to any deductions as outlined in this agreement.
Maintenance and Repairs:
The Tenant shall keep the premises clean, sanitary, and in good condition. The Tenant agrees to promptly notify the Landlord of any necessary repairs or maintenance issues.
The Landlord shall not be responsible for repairs arising from normal wear and tear and only for maintaining major structural components and systems (such as the roof, plumbing, electrical, HVAC, and some appliances provided by the Landlord), as required by Florida law.
The Tenant shall be responsible for:
Any damage resulting from the Tenant's negligence, misuse, or intentional acts, including those of guests or invitees;
The cost of any repair or replacement up to $1,000 per occurrence, regardless of cause, unless due to the Landlord's failure to maintain as required by law.
Any repair exceeding $1,000 shall be handled by the Landlord unless it results from Tenant's misuse or neglect, in which case the Tenant shall remain fully liable for all related costs.
Utilities:
5. The Tenant shall be responsible for the payment of all utilities unless otherwise specified in writing by the Landlord.
Termination:
6. Either party may terminate this lease agreement by providing written notice of 60 days prior to the desired termination date. Early termination by the Tenant may result in a penalty as specified in this agreement. In such cases, the Landlord reserves the right to retain the Security Deposit as liquidated damages and the early termination fee.
Early Termination Fee:
Tenant may terminate the lease early by providing 60 days' written notice and paying an early termination fee equal to two (2) months' rent. This fee shall serve as liquidated damages and does not relieve the Tenant of unpaid rent or charges due before the termination date.
Rules and Regulations:
7. The Tenant agrees to abide by all rules and regulations established by the Landlord for the premises and the surrounding property.
Governing Law:
8. This lease agreement shall be governed by and construed in accordance with the laws of Florida. Any legal actions arising from this agreement shall be initiated and resolved in the courts of Hillsborough, Florida.
Entire Agreement:
9. This Agreement constitutes the entire agreement between the Landlord and Tenant and supersedes any prior understanding or representation of any kind, whether written or oral.
Severability:
10. If any provision of this lease agreement is found to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
Both parties have read and understood the terms and conditions of this Residential Lease Agreement and hereby agree to be bound by them.
