Newly painted on 90% of surfaces, windows restored. Plantation blinds for privacy on large Federal style Victorian era windows. HIGH EFFICIENCY mini splits for both heating and cooling - one in the living room which is large enough to warm or cool the entire apartment, another in the farthest bedroom -- a 3'rd partly installed and likely will be finished prior to winter but no gaurantee, as a convenience item only - the main mini split as adequate by itself just the bedroom units placing immediate cooling or heating per each person's wants/needs. These latest generation heat pumps run 19seer & 22seer, one of the highest efficiency ratings & roughly 4x cheaper to run than window units and far superior capability. Running just the bedroom unit in June(2024) cost me $22, full time, and that one unit cooled the entire apartment. The living room unit added later and is a larger BTU - so the apartment is well provisioned for cooling and heating CHEAPLY. ALSO mini splits only transfer inside air, and do NOT pull in outside air - which means NO POLLENS nor dust dragged in. No dogs - none, as hardwood floors and close distance to neighbors where barking won't be tolerated, unreasonable domicile for dogs. Cats we can talk provided you have known history, usually not a problem. NO SMOKING -- that includes outdoors within 10 feet as always butts and fire hazard. In comparing value please acknowledge this property INCLUDES water (normal use) and trash, an expense roughly $60-75 per ave person's use,($120-$150 for this unit average expense expected). Each apartment has it's own dedicated alley parking spot. WATER & TRASH included (up to 1000gal/person/month - ie. 2k per month for 2 people; excess usage is fine provided you pay for the added expense, monitored on individual meters).
