The unit is within close proximity to Metro Market in Grandview Commons and located along the bus route. Easy access to the beltline, Hwy 51 and the Interstate. Amenities included large fenced back yard, rear patio, washer/dryer, front porch and attached 1 car garage. The two adjacent homes on either side are owner occupied and upkept well. Major amenity updates will include new carpeting, fresh paint throughout and new appliances to be delivered in September and include new Refrigerator, Dishwasher and Stove. We are dog friendly and have a large fenced backyard with 4' fence. Adjacent unit neighbor is at UW Vet School and has three very friendly dogs. All pets must be licensed with the city of madison, spay/neutered and updated on current shots. All documents will be checked. Pet fee is $50 a month per dog regardless of size. Cat fee is $35 per month Rental Criteria: 1.) No Evictions within the previous 5 years. 2.) Minimum Credit Score of 640 3.) No Outstanding Collections 4.) There is a $20 non-refundable application fee per adult which will be used to check credit report and back ground check. All applicants over the age of 18 must submit an application and fill it out completely. 5.) Contactable and Verifiable housing references that do not include friends or family. We must be able to speak with your current and previous references. Please let them know to expect a call. 6.) Applicants must have gross income of 3 times the rental amount. $1,550 x 3 = $4,650 per month gross income. Paycheck stubs must be provided at the time of the application. Security deposit equal to 1 month rent is required. 7 .)Absolutely No Smoking of any kind. Tenant is responsible for shoveling sidewalk and driveway and all utilities including water. Lawnmowing is included in the rent.
