This is a single story home in old southwest Reno. The house has central HVAC with AC - critical these days with increased fires in summer. The rooms are bigger than typical for the area as the house has been remodeled a couple times before we bought it. The living room, master bedroom, and master bathroom have original hardwood floor. There are some discolorations on the old hardwood - but that's an old house in this southwest area: It's hardwood and all that comes with it. The living room is good size with big front windows. The master bedroom has it's own bath which has new vanity, new tub/shower, and hardwood was just restored for renting. The bedroom floor has been recoated. The master bedroom has a sliding door which leads to a back wood porch. The second bedroom is quite big and is one of the rooms with a new laminate floor. It is the only one without an attached bath. The third back bedroom is in the back of the house and fairly separate if someone wants a more private space - either working more privately or having a bit more privacy for their bedroom (Next Gen, Mother-in-law, work that requires privacy, or otherwise someone who needs more privacy). It has a sink in the room and the third bathroom is connected to it so it's like another master bedroom and can be almost a studio apartment (no sublets - but for family or work it's great!). Laminate floor and bathroom are relatively new. Kitchen cabinets and counters are brand new. Two rooms/areas have brand new laminate floor. The tub/shower, vanity/sink in both the master bath and small shared bath in center of home are new. Backyard is large and lovely. Great for pets to roam and run and kids too. Great for gardening and creating your own space for folks who like outdoors. Small shed in back - good for things like yard equipment and mower. We have hook ups for washer and dryer. You will see in the picture there is a washer and dryer in the laundry room now. It gives you a sense of what will fit. The washer and dryer are actually from another rental (someone left them to us). You can use them in the home while you rent and as for as long as they last if you want to use them. But we do not provide them so we won't replace or repair them. So if you want to bring your own washer/dryer you can or just wait till these poop out and replace them with your own. No idea how long they will last. All floors are wood, laminate, or tile. No carpet! It's great for anyone with allergies. It's a great home in a great neighborhood. The neighborhood exits on one side to California and the river is a reasonable but do-able walk. The other exits to the neighborhood are Hunter Lake and then on Plumb. It's very easy to get to downtown, midtown, as well as south of town (Plumb to Plumas or Lakeside) and to West McCarran (down Plumb or Mayberry). It's central in terms of location with still the feel of a small neighborhood. A popular farmer's market happens on California in summer and it's a very easy walk. The neighborhood itself is friendly. On pets: Upon approval only We will consider a small pet (under 20 lbs) with some additional questions about you and the pet first, extra deposit (pets can ruin flooring, fencing, yards, etc. which might cost more than the initial deposit to replace), and addendum to the lease agreement outlining a specific pet agreement). On Lease We do a month-to-month for you and for us. We are happy to add an addendum about rent being the same for periods of time (12 mo, 18 mo,...). The month to month is NOT so we can raise rent regularly. We know a long-term renter needs a stable rent. Lease agreement available upon request. No smoking. See comments above on pets please. It's not a given with cats and dogs and any animal we consider must be small and will require an additional deposit. Tenant takes care of utilities. Tenant takes care of yard. No sublets.
