All adult applicants 18 or older must submit a fully completed, dated and signed residency application and pay the non-refundable fee (via Zillow Rentals or Rental Housing Association of WA). 2. Applicants must have a combined gross income of at least 2.5 times the monthly rent. We reserve the right to require a cosigner (U.S. citizen). A minimum of two (2) years rental history is required. Retired individuals may be asked to show proof of past mortgage history free of liens, late payments, foreclosures. 3. Credit history and/or Civil Court Records must not contain slow pays, judgements, eviction filing, collections, liens or bankruptcy within the past five (5) years. 4. Self-employed applicants may be required to produce upon request two (2) years of tax returns or 1099s and non-employed individuals must provide proof of income (bank statements, spousal support/child support, trust accounts, social security, unemployment, welfare, grants/loans). 5. All sources of income must be verifiable if needed to qualify for a rental unit 6. Criminal records must contain NO convictions for misdemeanors for crimes involving violence, assault or battery, drugs, firearms; felonies within the past seven (7) years and no sexual offenses ever. In the event a record comes back with "adjudication withheld", "nolle posse", or "adjudication deferred", further documentation may be required and application may be denied on this basis. 7. Previous rental history reports from landlords must reflect timely payments, no evictions, no lease violations, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks or late fees, and no damage to unit or failure to leave the property clean and without damage at time of lease termination or application will be denied.. 8. No pets (with the exception of medically necessary pets for the benefit of the occupant(s)) of any kind are permitted without specific written permission of landlord in the lease documentation, an addendum to the lease, a non-refundable pet fee acceptable to landlord and/or an additional pet deposit or additional security deposit. Fees and deposits are waived for medically necessary pets. 9. No smoking of any kind IN units and ON property. This includes decks, walkways, etc. Must be away from open windows. 10. Security Deposit totaling one thousand dollars ($1,000) is collected at lease signing along with first and last months rent. The security deposit will be used as follows: $500 is non-refundable for professional carpet cleaning and lock changes at end of lease; $500 is refundable less any damages outside of normal wear and tear.
