Occupancy:
The rental is for one person only. No additional occupants are permitted without the homeowner's written approval.
Overnight Guests:
No overnight company is allowed unless approved by the homeowner in advance.
Pets:
No pets are allowed on the property.
Smoking:
No smoking or vaping is permitted inside the home. Smoking is allowed only in designated outdoor areas (if applicable).
Cleanliness:
Tenant agrees to maintain cleanliness in their private room and shared spaces. All shared areas (kitchen, bathroom, laundry, and living areas) must be left clean and tidy after use.
Utilities:
All utilities are included in rent. Tenant agrees to use utilities responsibly and report any maintenance or service issues promptly.
Parking:
Driveway parking is available for the tenant's use.
Damages:
The tenant is responsible for any damages, repairs, or excessive wear and tear caused by their actions or negligence during the tenancy. Costs for repairs or replacements will be deducted from the security deposit or billed to the tenant if the amount exceeds the deposit.
Lease Termination and Security Deposit:
Either party may terminate the lease with a 30-day written notice after the initial 3-month term. The security deposit will be refunded within 60 days of move-out, provided there are no damages, cleaning fees, or unpaid balances.
