    What's special

    Spacious (about 700 sq feet) one bedroom/one bath available in a classic Wallingford Craftsman house. It's a daylight basement apartment, but with big windows so it gets a good amount of light. Large kitchen with granite counters along with a dishwasher. Big enough to have room for a kitchen table. The large bedroom has two closets. And oh so much nicer than those drab apartment buildings. The house is shared with a separate two bedroom on the main floor. There's a common area in the unfinished section of the basement with washer/dryer and plenty of room for storage, art projects, etc. But the apartment is mother-in-law style with its own separate, locked entrance. Great location -- near Tutta Bella in Wallingford. On bus lines for University of Washington and downtown, plus easy walking distance from numerous local shops, restaurants, bars and QFC. Fremont, Green Lake and the U District are all close. Walk score of 92 out of 100 (a "walker's paradise" according to Walkscore). Off-street parking is not included, but there is street parking around. Cool street, nice neighbors. As a daylight basement apartment, it has the advantage of being pleasantly cool in the summer and warm in the winter. * Available July 2025 * Looking for a 12 month lease, but can discuss shorter lengths. Deposit: $1000 total. $150 of which is a non-refundable cleaning fee. Last Month's rent: $1600 These two can be broken into 6 payments over the first 6 months of the lease. Screening criteria: * Prospective tenants should make at least 3 times the monthly rent = $4,800 * Prospective tenants should have a credit score of at least 700 * Prospective tenants should not have a history of rental evictions * Positive recommendations from previous housing provider / employer * Complete a tour of the rental before application will be considered. Can be in-person or virtual Some details to help you decide if this is the right place for you: * It gets a good amount of light, but it is a basement apartment in an older house. The ceiling are 7' though there are a couple areas between rooms where (because of ducts in the ceiling) the ceiling is only about 6' high. It's just a small area, but if you're tall this might not be right for you. * It's a classic old craftsman house which does mean *you can hear some noise between the floors.* The tenants upstairs are great, but something to keep in mind. Similarly, we're looking for a tenant who is respectful about sharing a building. Happy to discuss further but it's important to keep this in mind. * There's a nice yard where we've removed all the old weedy grass and installed a rain garden, garden beds and have a raised vegetable garden bed. The upstairs tenants love gardening, but if you're interest as well, there's space. Or let them do their thing. * Great location if you're main means of travel is bus, bike or walking. Room to store bikes in the basement. * Utilities are NOT included in the rental price and are split with the upstairs unit. (Ask for details) We pride ourselves on being responsive and friendly. You'll talk directly with us rather than having to deal with a corporate management company.
