    What's special

Large tracts in this highly desired area rarely hit the market! This premier property has everything an outdoorsman could desire! Rolling tillable fields, ponds, creeks, impoundments, food plots and exceptional cover provide everything big deer, turkeys, ducks and all wildlife need to thrive. When you pull up to the gated entrance, you will be greeted by a long private driveway leading back to the old home place. The drive is flanked with planted pine trees and large agricultural fields providing the most picturesque country setting. The home is not currently in livable condition, but with some TLC it could make a perfect getaway retreat! It is a big bonus that water, septic, and electricity are already in place on this property and there are several potential building locations. In addition to the old homesite, there are 2 storage barns to keep all your equipment and a grain silo. Just below the home sits a breathtaking 2.5 acre spring fed pond that is plentiful with bass and other wildlife. When I toured the property there were several wood ducks and geese on the pond. As you continue on the path across the pond dam you will reach the large rolling agg fields centered on this property. These fields are currently leased and are in a rotation of corn and soybeans. This will provide extra income and offer a destination for all the deer and turkeys to feed. Off to the sides of the agricultural fields are beautiful timber ridges. While I was taking pictures I jumped up several deer and turkey in the timber. The ridges make perfect pinch points and several warn out scrapes were located in these funnels. Tucked perfectly in between the timber and the agg fields is a 10 acre clear cut that has grown back into perfect deer habitat! The edges of the clear cut were littered with large rubs and scrapes. Separating this property is a railroad track which offers a quiet and scent free way to access different parts of the Southern Tract when hunting. Most of the Southern tract lies in a floodplain which provides excellent cover for the wildlife. The previous timber harvest has grown back into 5-6 foot tall grasses and forbs and the wildlife is abundant. In this area there is an exceptional duck impoundment. While taking pictures I saw dozens of ducks in the impoundment. Boarding the impoundment are beautiful planted bald cypress trees. An extensive trail system has been put in place to help you access all parts of this farm. There are multiple food plots placed in perfect positions to help ambush a buck as they move through the property headed to the larger agg fields. The amount of deer and turkey sign on this property is unmatched! Recent trail cam pictures show that there are several great deer that made it through this past season and will surely make it on to your hitlist next Fall! Check out the trail camera and harvest pictures to see the potential this farm offers! This premier property is sure to fit all your hunting, recreational and investment needs! If you are looking for a premium farm with exceptional hunting please reach out to Land Specialist Clay Mervar to set up a private showing. ***Agent must accompany all showings.
