2. Monthly Rent

Grace Period: 7 calendar days
Late Fees: $50 flat fee if rent is not received by the 8th of the month
Payment Method: Must be agreed upon in writing via text or email (examples include money order, Zelle, or certified check)
Partial payments will not be accepted under any circumstances
3. Military Discount
$100/month discount for active-duty military (with verification)
Adjusted rent for military: $1,500/month
Tenant must provide the name and contact information of their current command
Discount ends if tenant's military status changes
4. Security Deposit
$1,600 security deposit due before or at lease signing
Held for damage beyond normal wear and tear or necessary cleaning/trash removal
Deposit will not be used as substitute for final month's rent
Refunded within 30 days of move-out if home is in satisfactory condition and all rent is paid
Tenant shall be fully liable for loss or damage if renters insurance is not maintained
If property is intentionally damaged, tenant is liable for all repair costs and landlord's legal fees
5. Utilities
Tenant is responsible for all utilities including electricity, water, trash, gas, and internet/cable
Utilities must be transferred into tenant's name by lease start date
Failure to maintain utility service may be grounds for lease violation
6. Lawn Care
Tenant must mow, edge, and maintain all yard areas
Yard must remain clean, trimmed, and free of weeds and debris
Landlord may hire lawn care at tenant's expense if not maintained
Optional lawn care service available for $65/month upon written request
7. Pets
No pets allowed at any time
Service animals must be documented and approved per law
8. Occupants
Only persons listed on the lease may reside at the property
Guests staying more than 7 consecutive days or 15 total days in a 60-day period require written permission
9. Smoking and Illegal Activity
Smoking of any kind is strictly prohibited inside the home
No illegal activity of any kind is permitted inside the home or on the property
Tenant is liable for their guests and any illegal activity may result in immediate termination of the lease
10. Maintenance & Repairs
Tenant must keep property clean and safe and promptly report needed repairs via text or email
Tenant is responsible for replacing bulbs, air filters, smoke detector batteries, and keeping drains clear
No alterations or repairs may be done without written approval
Damage due to negligence may be charged to tenant
11. Storage
Attic is not accessible to tenants
Shed may be used for storage purposes.
Tenant must provide their own lock to the shed only.
Landlord is not responsible for any lost, damaged, or stolen property stored
12. Renters Insurance
Tenant is required to maintain renters insurance including personal property and liability coverage
Proof must be provided prior to move-in and remain active throughout the lease term
Tenant is fully liable for damages or losses if renters insurance lapses
13. Move-In Inspection
A move-in inspection and written checklist will be completed before occupancy
Both parties will sign the checklist for documentation
Checklist will be used at move-out to determine deposit return
Tenant is encouraged to take dated photos at move-in
14. Default & Termination
Failure to pay rent, maintain the home, or comply with lease terms may result in default
Default may lead to a Notice to Vacate and eviction under Louisiana law
Early termination requires landlord approval and a $1,600 termination fee
Landlord may pursue legal fees and damages in the event of intentional damage or significant violations
Landlord is not liable for injury or damages to tenants, occupants, or guests on the property
All use of the property is at the tenant's and their guests' own risk
Tenant is responsible for the well-being and safety of any guests on the property
Any violation will result in a $50 lease violation fee and potential eviction
Theft or attempted removal of property: Any attempt by the tenant or their guests to remove, tamper with, or steal any major appliances provided with the home including but not limited to the refrigerator, dishwasher, or stove will be considered a criminal offense. Such actions will result in an official police report and criminal charges being pursued to the fullest extent of the law.
