    Three bedrooms, 2 full bathrooms. LARGER than it looks! Multiple outbuildings and a stream! At the edge of the Borough. 1204 Chestnut Street, Mifflinburg. $1575 per month. Tenants pay electric, water, sewer, garbage, and oil (if you decide to use the furnace). ($1575 security deposit due at lease signing, $1575 first month's rent due at move-in) No smoking. No pets (probably, we can discuss). NOT approved for Section 8 Housing Assistance Just professionally cleaned and ready to go! INSIDE: Large kitchen with dark granite countertops, a granite topped island and six comfy stools around the island. Lots of cupboards and counter space. Under the counter dishwasher. Microwave oven over the counter. The faucet has a pull-out head on a hose and has regular and shower mode. The black soapstone sink has dual basins. There's also an in-counter soap dispenser. Behind the kitchen sink there's a special deep window like a mini greenhouse with glass shelves where you can grow plants. Large dining room with tine ceiling and a ceiling fan that overlooks a large wooden deck through glass sliding doors. The sliding doors have internal window blinds. Just off the kitchen and down a single step is the laundry room. We just added brand new flooring to brighten up the space. The laundry room has a ton of cupboard space so it can be used as your pantry. The living room has wooden flooring and a large front window and an in-wall A/C unit. The carpeted front bedroom has a large double-door closet and a ceiling fan. The middle bedroom (the green room) has wooden flooring and a nice built-in storage unit and a view over the back patio. Either of these bedrooms would also make a great home office or nursery. Bathroom 1 has an extra-large stand-in shower with dual sliding glass doors and a fold-down seat. This bathroom was modified for a past resident who had mobility challenges, so the shower features grab bars and a sturdy, optional shower seat, and dual shower heads; one of them hand-held. The bathroom has double exhaust fans and a tin ceiling. In the hallway there is a large closet with a closet rod for hanging clothes and we just updated the hallway lighting. The master bedroom is down three steps, is very large, and holds its own newly redone bathroom and storage closet. This bedroom is large enough that it could also have a dedicated reading, sitting, or work/office area. There is a ceiling fan in this room. This bathroom has a full-size tub/shower and new vanity. It is bright, having been redone in a white color palette. You can enter the master bedroom via the hallway, or you can access it from the attached garage. The deep garage has a lot of space and an electric garage door opener with remote. There are numerous built-in shelves in the garage. (In the photos you'll see some of my lawn equipment and renovation supplies which will be removed). There is a full basement under the home. The "inner basement" is large and holds the furnace, one of two oil tanks, and the water heater. Through a door is an "outer basement" section which holds the sump pump and lots of shelving for more storage. The inner basement is unfinished and would be ideal for a workshop although that's not necessary due to the ample space in the existing workshop outbuildings. I have a dehumidifier running in the basement which has kept it comfortably warm. The outer basement is colder and holds the other oil tank. Appliances: There's an under the counter dishwasher. And a microwave. I did not get a refrigerator, or an oven, or washer and dryer because I was unsure if the incoming tenants would be bringing their own. If you are not bringing appliances I will provide them. OUTSIDE: There is a spacious front porch for sitting. It's common to see deer in the fields across the road. The front driveway is quite large, which makes for easy parking and it's great as far as snow removal. The snow can be moved easily to either side of the driveway. If I were to design a driveway, I'd make it exactly like this one. You can probably get four cars in the driveway if you park sensibly. The large wooden deck is to the rear of the house and is under a roof. There are receptacles and a cupboard already mounted on the wall for your outside TV. There's a ceiling fan to keep you comfy or blow away the smoke while you're grilling. Underneath the deck there are two storage areas. One is designed like a little closet and the other is under the entirety of the deck (please see the photos). Down the deck stairs is the large, paved stone patio. It's a very private space and will be ideal for a fire pit, parties, family gatherings and cooking out. Just to the west of the short retaining wall of the patio is the garden area. You cannot really tell in the photos but there is an area situated just above the retaining wall (which you cannot see due to the snow) where the previous owners had their garden. I can tell you, from digging around for various parts of the project the soil is dark and rich! The front yard is very nice and would also be a great place for a garden as it receives a lot of sunlight. The back yard on either side of the patio is planted with grass and bordered with various perennials, a few flowering shrubs, flowering bulbs, and Hostas near the stream. OUTBUILDINGS: Lower Garage: Just off the stone patio is the lower garage. This one-car detached garage already has a built-in work bench ready-to-go! In the photos you will see my small trailer (which will of course be moved out) and some wooden storage units. The storage units have been great for us to use for our tools and supplies while we renovated but if you don't want them there, they can be removed, or if you'd like they can be moved to another outbuilding. In the photos you'll see I still have some items stored there. Those items will be removed. To park a vehicle in the lower garage, you access it from the rear via the bridge over the small creek. Wood Shop: A short walk down a paver sidewalk there is a large "Yoder barn" that was used as a fully functioning wood shop. The previous owner had a sign carving business. It has a regular entry door and a double door for easily moving in tools and lumber for your projects. Small Shed: There is another outbuilding with double doors, it's a 4'x8' and you could use it to store a push mower, lawn & garden tools or whatever suits you. Lower Shop: The building closest to the creek is just west of the lower garage and it is a spacious shop building. In the photos you'll see it has a few things in it yet that I have not moved out. Some of what you see is lumber that I can move to the lumber storage building. This building would make a great shop space for whatever you are into. It has dual 36" entry doors so you can pretty much get any floor-size power tools, gym equipment, motorcycles, etc. in easily. Lumber Shed: Attached to the lower shop is a double door lumber shed. That's where I have stored leftover lumber from our projects, and the extra vinyl siding, faux stone, PVC pipe and so on. Gated Outdoor Storage Area: There's also an outside storage area behind a gate. You will see that area where there's now some random 4" corrugated pipe laying. The pipe is for another project and will be moved. That area originally had a large wood pile covered with some pieces of metal roofing. We donated the wood to a friend to burn but we did keep the metal roofing in case someone else would like to stack their fire pit wood there. CREEK and CRITTERS: This little creek is super peaceful. The creek is Creamery Run and long ago, it passed through a nearby creamery, and they used the cold flowing creek water to keep their dairy products chilled. There's a little rock dam just below the bridge that the water spills over and it is super peaceful just to sit there and listen to it! There were many days while we were renovating that I'd lean on the bridge railing at the end of a long day and just lose myself in the calm trickling sound of that water! Personally, I would probably put a little table on the bridge and enjoy some meals there. So far out by the creek we have seen deer, tadpoles, rabbits, a groundhog, and some gorgeous bright yellow birds. The neighbors tell me that on the bridge they have seen raccoons, possums and muskrats. Some Thoughts About this Property: It will make someone very happy to live here. It's close enough to town that you can get to the grocery store, coffee shops and the bakery in a jiffy; but it's isolated enough to give you privacy and a little taste of nature. If you're into fitness there's plenty of space for a home gym and the west end of the Buffalo Valley Rail-Trail is just a few hundred yards away! So, you can hop on the Rail Trail and cycle to downtown Mifflinburg or the grocery store (or even as far as east as Lewisburg) if that's your thing. The Neighborhood: The neighbors on both sides are super nice. They have all been great in looking after the place (and me!) while we renovated. To that end, if you want to see the property contact me to set something up. Don't go poking around on your own because the neighbors don't miss anything, and Central PA is basically one big arsenal. :) Roommates? This property is set up in such a way that a roommate situation would possibly work out. I would of course have to know all about both parties and find out about each of their backgrounds and why they would make good roommates and so on. I am looking for professional, respectful, tenants. Not party animals. Utilities: This home is super insulated! Heat is an oil furnace, forced hot air, but I have yet to use the furnace even once. Many of the rooms have electric baseboard heat which I haven't used either. I have been heating the entire house with three little $25 space heaters. You'll see those in the photos. The tenant pays for garbage, electricity, water & sewer, and fuel oil if you decide to use the furnace. At the time of lease signing the security deposit is due. Prior to move-in the first month's rent is due. No smoking, No pets (probably), NOT approved for HUD Section 8 Housing Assistance. NOT approved for any Housing Voucher Program. I rent to mature, respectful individuals with a clean criminal history, good credit scores and stable jobs. And I WILL check your references and other information.
