Historic, south-facing, sun-drenched row house steps from Logan Circle.
On first floor, large main room with space for living and dining room setup, with very high ceilings and tall historic windows. (Your plants will thrive.) Recently renovated powder room and hall closet for extra storage. Extra-large kitchen with ample seating and storage space and island with butcher block; kitchen has a dishwasher. Peaceful back deck, table and chairs included with rental, that leads to private parking space for the house. Plenty of space for a grill, and recently installed, extra-long hose for outdoor plants / car washing.
On second floor, large primary bedroom with walk-in closet; second walk-in closet in second bedroom. Bedrooms share a bathroom with a tub. Washer/dryer in the hall closet. Additional hutch for linen storage included with rental (shown at end of hallway in photos). Skylight over stairwell brings a lot of extra light into the home.
Dishwasher, washer/dryer, and stove all installed in the last three years.
One parking space included in rear of house (enter through alley from Vermont Ave).
Well-behaved pets allowed subject to owner approval and a small additional deposit.
Trash / recycling / water included in rent. Electricity and cable/internet are tenant's responsibility. Part of the charm of the house is the giant oak tree out front, but the trade off is dealing with its leaves in the fall. Included with the rent is every-other-week leaf blowing/collection for 10 weeks a year (roughly October 15-December 31, depending on when the leaves start to fall). Tenant is responsible for keeping leaves / front area tidy in between these visits and for the rest of the year.
Basement unit is rented separately and is entirely separate from main house.
For rent by owner. I have lived in the house for the last three years and am moving a few blocks away in March, so will still be close by. Looking for the right tenants who will appreciate the historic quality of the house and take good care of it and be good neighbors to the basement tenant and the surrounding neighbors. Available March 22, but flexible on move-in date by a week or so in either direction. Ideal move-in date is April 1 or earlier. Will start showing the house on March 4.
Also note: a neighbor to the back of the house has three "blue collar" cats that live outside (they are spayed/neutered, and the neighbor provides them with food and warm shelter) and hang out in the alley. These three cats have almost entirely eliminated the rats from the area--a small miracle in D.C. They are also extremely sweet and friendly and will love to visit you on the back deck.
