Any violations by the Tenant may result in fines or penalties, which shall be the Tenant's responsibility, and may be considered a breach of this lease. Pest Control Service: Landlord shall provide professional pest control services twice per year as part of the lease agreement. Tenant agrees to allow access to the property for scheduled treatments and will be given reasonable advance notice. Tenant must cooperate in scheduling and providing access during the designated times. Failure to provide access may result in the Tenant being responsible for rescheduling fees or additional service costs. Lawn Service Included: Lawn care and maintenance are included in the rent and will be provided by the Landlord. Tenant agrees to allow reasonable access for lawn service and to keep the yard free of personal items and obstacles. Pool Key and Access: Tenant will be provided one (1) pool key for access to community pool facilities. Tenant agrees to abide by all HOA rules and regulations regarding pool use. If the pool key is lost or not returned at the end of the lease, a $50 replacement fee will be charged to the Tenant. Air Filter Maintenance: Tenant is responsible for replacing HVAC air filters monthly during the lease term. Failure to do so may result in reduced system efficiency or damage. Tenant agrees to be held financially responsible for any HVAC repairs or service costs incurred due to neglect or failure to replace air filters as required. Sprinkler System and Timer: The Owner/Landlord shall be responsible for setting up and programming the sprinkler system timer at the beginning of the lease term and as needed thereafter. The Tenant shall not alter the sprinkler timer settings without prior written consent from the Owner. The Tenant agrees to allow reasonable access for the Owner or their agent to maintain or adjust the sprinkler system No Smoking Policy: Smoking of any kind, including but not limited to cigarettes, cigars, pipes, e-cigarettes, and vaping devices, is strictly prohibited inside the rental unit, on the premises, and in any common areas.
