With a tub only No standup shower, the ceiling are a bit low Quit home-quit neighborhood Hi there, A quick note about this unit so you know what to expect: it has lower ceilings, a bathroom with a tub only (no standing shower), and access is through an outside entrance with several stairs. It's a cozy space with character, but we want to be sure it's the right fit for you. House Rules 1. Respecting Each Other's Privacy: This is just a quick reminder that since this is an OLDER FARMHOUSE with shared walls, sound travels easily. Please be mindful of others' privacy by keeping noise down and giving neighbors their space. 2. Food: As a courtesy to everyone in the building, we kindly ask that you be mindful of cooking odors, as smells can easily travel through walls and shared spaces. We understand that food is a big part of culture and comfort, and everyone has their favorite dishes. That said, we kindly request that strong-smelling foods be kept to a minimum and that cooking be done with good ventilation whenever possible. This helps keep the living environment pleasant for everyone. Your cooperation is truly appreciated, and we thank you for being respectful of your neighbors. 3. Smoking: outside smoking only. 4. Quiet hours: 11 pm to 6:30 am 5. Guest: Tenant agrees that social visitors shall be limited to no more than 2 visits per week. Overnight visitors may stay up to 3 nights a month. Frequent visitors may be considered unauthorized occupants in violation of this lease. The landlord reserves the right to restrict visitor access if their presence disturbs other residents and neighbors or damages property. Violation of this policy constitutes grounds for lease enforcement action. 6. Cleaning responsibilities: Please keep the personal living area clean. 7. Maintenance and repairs: Report any maintenance issues and repairs. 8. Use of common areas: Patio and backyard 9. Pets: No pets allowed. 10. Parking: Street parking, only one vehicle space for the renter. 11. Trash and recycling: must empty garbage every week. 12. Drug and alcohol policy: Tenant agrees that no parties shall be held on the property. The use of illegal drugs on the premises is strictly prohibited. Excessive alcohol consumption that causes disturbance, damage, or safety concerns is not permitted. Violation of this policy constitutes grounds for immediate lease enforcement action, including possible termination of tenancy. 13. Storage: In unit only 14. Furniture and decor: no painting or remodeling. All furnishings that were in the apartment at move-in must stay when moving out. 15. Locking doors and windows: Keep doors and windows locked when leaving the property for security purposes. 16. Pest control: keep garbage emptied, keep food sealed, and report any pest sightings. 17. Parking restrictions: Winter months, over 2-inch snow, must share driveway with other tenants. 18. Emergency procedures: landlord Paula or James if fire or gas, dial/ call 911- emergency exit door or windows. 19. Insurance: Renters must have insurance to cover personal belongings in case of theft or damage. Renters must have insurance, including flood insurance. The landlord is not responsible for damaged property 20. Violations: All violations will be documented; repeated infractions may result in penalties as outlined in your lease agreement. Continued non-compliance could affect your lease renewal. For serious violations, law enforcement will be contacted as necessary. Communication: in person or by phone/text. James or Paula You are responsible for shoveling your stairs during the winter months. Entire Agreement: This Agreement constitutes the entire agreement between the parties and supersedes all prior agreements or understandings, written or oral. PLEASE READ BEFORE YOU APPLY Application Process & Qualification Standards Application Process & Qualification Standards Thank you for your interest in renting. Below is a detailed explanation of our application process as well as our standards for qualification. person living in the home must complete and submit a application and processing fee. In order to qualify, the potential renter must meet or exceed the minimum standards for qualification. Incomplete applications will not be processed. Applications containing false information will immediately be disqualified. Please expect 7 days for the application process. Processing the Application will include direct contact with employers, property manager, property managers, friends, personal and professional references, law enforcement agencies, government agencies, consumer reporting agencies, public records, eviction records, and any other sources that may be deemed necessary. A consumer report will be used in the processing of all applications. Should the Applicant be denied or face other adverse action based on information received in the consumer report, the Applicant has a right to obtain a free copy of the consumer report, and to dispute the accuracy of the information it contains. Deposit to Hold After approval, if tenant will not be taking occupancy within 24 hours, a non-refundable Deposit to Hold in the amount equal to one month's rent will be required within 24 hours to hold the property until a mutually agreed upon move- -in date. The maximum amount of time a rental will be held is 14 days. After all move- -in requirements have been met and a lease for the property is completed, the Deposit to Hold will transfer to the security deposit to be held throughout the tenant's entire tenancy. If the Prospective Tenant fails to provide the Deposit to Hold within 24 hours of approval, the home will be offered to the next qualified applicant. Should the Applicant elect to pay the Deposit to Hold with their application (prior to processing), the Deposit to Hold will be refunded in full within 14 days if they fail to qualify. Move- -in Requirements After approval and before occupancy will be granted, Prospective Tenant must supply all the required move- -in funds, including the security deposit, first month's rent, and any other additional deposits and fees, all tenant paid utilities must be transferred into Prospective Tenant's name, and a lease must be executed and signed by all parties. Qualification Standards: Applicants who do not meet minimum screening standards will not be approved. Applicant must have current photo identification. Applicant's monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered. Applicants must receive positive references from all previous property managers for the previous 5 years. The applicant may not have any exceptions or unpaid judgments from previous property managers. Applicant's Credit score must be a minimum of 700. A background check will be conducted on ALL applicants. Occupancy is limited to 1 person. The above requirements.
