It is a quiet and tightknit community with an ADT system in place that the landlord will take care of. It has a washer, dryer and refrigerator inside. I am looking for quality tenants. I am hoping for long term rather than short, so a year would be the bare minimum for the lease agreement. I will require the potential tenants to start their own water and electric utility account. The administrative fee goes to the HOA as I will need to make a payment to them in order to rent the dwelling. After the first months special, the rent will be $2,000 a month. I will add a clause in the lease stating that if eviction is deemed or if the renter decides to break the lease, they will forfeit 50% of their security deposit as it puts the landlord in an unfavorable position with needing to scramble to get the dwelling back to rental condition. Background checks, credit reports and proof of income are all required.
