I will add a clause in the lease stating that if eviction is deemed or if the renter decides to break the lease, they will forfeit 50% of their security deposit as it puts the landlord in an unfavorable position with needing to scramble to get the dwelling back to rental condition. Background checks, credit reports and proof of income are all required.
