If criminal history is identified, an individualized assessment of the applicant's criminal history will be conducted. Applicants may submit mitigating evidence of good conduct and rehabilitation that has occurred since any conviction or recent criminal activity. No Smoking No smoking will be permitted on or near the the premises of the property at any time. No Pets Policy No pets are permitted on the property at any time. This prohibition applies to all animals, including but not limited to dogs, cats, birds, reptiles, rodents, fish, and any other animals, whether temporary or permanent. Applicants and tenants must acknowledge and agree to this no pets policy as a material condition of tenancy. Violation Penalties Any violation of policy constitutes a material lease violation and may result in substantial fines, charges for cleaning, odor remediation, pest treatment, or damage repair, and immediate lease enforcement actions including termination of tenancy as permitted by law. Fines may be assessed per occurrence and or per day of violation.
