All proof of income presented must include your name, company name and year to date income. If it is a new year, W2's from the prior year will be adequate. Households may not exceed 2 persons per bedroom. We must have an emergency contact person that is not going to live with you. You should have no felony/felonies within the last five (5) years. If there are a/any felony/felonies prior to five (5) years, then no misdemeanors or criminal court actions since that time (not including traffic violations). Any illegal drug offenses (even misdemeanors) within the last 3 years will be grounds for denial. Any evictions proceedings in the last 5 years will result in a denial. Any unpaid balances or multiple late payments to previous landlords will result in a denial. Inaccurate or falsified information given or known illegal drug use will be grounds for denial. Rental applications received without requested information listed here within 1 business day of submission will be passed over and discarded. The first complete application with all attachments and payment will be the first in line for each unit. Each resident over the age of 18 must submit a separate rental application. Upon approval, deposit must be paid within 1 business day and move-in scheduled within 2 weeks of approval.
