Modern, Open Concept 2 plus 1 Apartment in a Detached Bungalow for Rent ABOUT THE SPACE - 2 bedrooms, 1 bathroom, 1 office/study - pantry - apartment located on main floor of a detached bungalow - private entrance to the apartment - shared driveway - shared backyard - fully furnished as this is my personal home - everything shown in the photos is included with your rental - linens included - 1020 square feet of interior living space - high speed internet: 1.63 Gbps download, 1.01 Gbps upload at last speed test - basement is tenanted and not accessible to main floor tenants AVAILABILITY Starting January 1st, 2025 Minimum Stay: 1 year. Shorter stays, with a slight adjustment to the terms and conditions, can be discussed. Please let me know your situation. MONTHLY RENT $2795 per month DAMAGE DEPOSIT Damage Deposit (refundable): half month's rent. This will be refunded once a full inspection of the apartment is completed and repairs and/or replacement of items within the apartment are deemed unnecessary. This is non-negotiable as I am providing a fully furnished rental. MAXIMUM NUMBER OF PERSONS 1-4 MAIN INTERSECTION Lawrence Ave East and Victoria Park Ave in Scarborough PARKING Parking: 2 spots (one in front the other on the right side of the driveway) PET FRIENDLY No UTILITIES Utilities (water, heat, hydro, sewer, garbage): 60-70% will be covered by the main floor unit depending on the number of persons inhabiting the space. The basement's occupants will cover the rest. Cable TV/Internet: This is included with the rent. FURNISHINGS The apartment is fully furnished with operational stainless steel appliances. Please note that I will NOT be removing any of my furniture from my home. If you have your own furnishings please be aware that you will either need to sell them or store them. The home does not have additional storage for your furnishings. LAUNDRY 1. Shared laundry facilities are available in the basement only on weekends 2. Laundromat located one block from the home - Sparkling Clean Laundry located (1736 Lawrence Ave E, Scarborough, ON M1R 2Y2) NEIGHBORHOOD The beautiful tree lined streets of the Maryvale-Wexford neighborhood are great for walking, biking and/or jogging. The area is family oriented with many schools in the nearby vicinity making it safe and amenity focused. Within walking distance of the apartment are grocery stores (No Frills and Metro are the closest), restaurants, Dollarama, GoodLife Fitness, Starbucks, and the list goes on! OTHER THINGS TO NOTE 1. No smoking 2. Apartment will be thoroughly cleaned prior to possession. The condition of the unit at the end of the tenancy is expected to be the same as it was upon move in. No exceptions. 3. Tenants are expected to be clean and respectful of the other residents of the home. If you and your group are not tidy, loud and engage in activities that are disturbing and cause for concern, you need not apply. Thank you.
