We had new Hardy planc siding installed, new vinyl windows and patio sliders, new roof, and fresh paint inside and out. The utility rm. is upstairs. The home is heated with individual Cadet brand heaters in each room. The outside of the home is a light beige with cream colored trim. Each unit has a driveway up to the single car garage. It has a large front yard and a medium sized fenced backyard. Both yards have decks. We have owned this duplex since it was built in 1991. We have alway stayed about 10% under the market, this helped to keep our tenants, for many years in some cases. It also gave us a nice applicant pool to select from in those rare occasions when we did need to fill a vacancy. Our vacancy percentage is a mere 3%. The only reason we even have that is due to the need to do maintenance and lay new carpets, and painting. Etc... we are currently getting $1,075 per month. We have the best tenants that a landlord could ever ask for. It is surely my hope that whoever buys this duplex will certainly want to keep the wonderful folks that are living it.
