Lease is valid and transfers to new owner should the house sell. Tenant agrees (with at least 24 hr notice of course) to let prospective buyers view their unit during marketing period. As a perk owner agrees to discount tenant's rent $25 per showing with a cap of $100 off rent per month. Fireplace: Never place anything on top of the fireplace. (not even during the summer or warm weather when you think that it may not be in use) Only operate the fireplace using the provided remote control. (tenants responsibility to replace batteries when needed.) Never turn it on using the slider switch below the unit on the receiver. It's not meant to operate this way, is very sensitive and the cost of replacing the receiver is expensive. It will be the tenant's responsibility to replace should these instructions be ignored. (there are also batteries in the receiver, Landlord will replace as needed.) Shower tub room heater: Do place, stack or hang anything directly in front of the electric wall heater. Shower curtains installation: Must be installed so they overlap to cover hot and cold knobs. Plastic shower curtains are to be placed inside the tub. Decorative "outer" curtain stays on the outside of the tub. Smoke Alarms: Tenants must check smoke alarms every six months. They are responsible for changing batteries. They cannot disable or take them down. Work: No work should be done in the apartment that involves drilling, screwing or altering existing structure without first consulting the landlord. E.g. installing shelves, curtain rods etc. Please no "renter friendly" stick on hooks or holders. Painting: Please do not paint/change colors of any walls without first discussing and consulting with landlord. Landlord reserves the right to deny painting. If it is agreed on that painting is OK. Tenant will pay to have the walls repainted to original color when they move out should the landlord choose. Air conditioning: If the tenant wishes to install a window AC unit please contact and discuss with landlord, he'll be more than happy to help install and make recommendation as to where and which window(s). Microwave oven: A small microwave oven has often been used in the kitchen on the butcher block cabinet. The house is old converted to a duplex in 1961. Many of the breakers are 15 amp. A large microwave is not advisable. Vacating: If a tenant chooses to leave with less than 30 days notice (60 days if renting more than a year) or gives proper notice and decides to leave before their move out date landlord reserves the right to prorate the remaining days of notice. Breaking lease: If a tenant breaks the lease before its term is up a penalty of 1 and 1/2 months rent will be charged as penalty. Move out cleaning: Tenant is responsible for leaving the apartment (with exception of normal wear and tear) as clean as when they moved in. This includes refrigerator/freezer, stovetop, hood, hood/vent filter, washer/boot, dryer/lint catcher, toilet, stair/runner, windows, floors, cabinets, baseboards. If the tenant plans to have a professional cleaner, please consult with landlord. It may be beneficial to both parties to credit the tenant back money from their deposit and use pro cleaners of the landlord's choice. It's the tenant's responsibility to replace lightbulbs with the same or equivalent, LED lights and must leave them when they move out. Foyer: shared between downstairs and upstairs. Items belonging to both parties may be placed in the foyer. It's up to tenants from upstairs and downstairs to communicate and come to an agreement as to what can be placed there e.g. bicycles. Stair landings: The two landings for the stairs, are considered part of the upstairs rental.
