1. TERM OF LEASE - The term of this lease shall be for 12 months
2.CLEANLINESS - The tenant shall maintain the premises in a clean condition. No smoking is permitted.
3. UTILITIES - Tenant agrees that they are responsible for all utilities for the leased premises. Tenant is responsible for their own electricity, and cable/internet. Rent includes heat and hot water.
4. PETS - No dogs, or other animals, birds, or pets are allowed at the premises without written permission of the Lessor.
5. SUBLETTING - The Tenant shall not assign nor sublet any part of the whole of the premises nor permit any other person or persons to occupy the same, nor rent any room therein.
6. LEASE BREAK - In the event of a premature Lease termination by the Tenant, the Lessor may at its option retain the Security Deposit as liquidated damages. If the premature lease termination results in a rent loss to the Lessor, the Tenant's total rent obligations to the Lessor shall not exceed two month's rent.
7. INSURANCE - The Tenant shall be responsible to pay for any insurance Tenant desires to cover Tenant's property.
8. AUTOMOBILE(S) - Tenant is allowed one registered vehicle per licensed driver to be parked in the designated parking area.
9. ALTERATIONS - Tenant shall not remodel or make any structural changes nor shall tenant
attach or remove any fixtures without prior written permission.
10. MULTIPLE OCCUPANCY - It is expressly understood that this agreement is between the Lessor and each signatory individually and severally. In the event of default by any one signatory each and every remaining signatory shall be responsible for timely payment of rent and all other provisions of this agreement. USE - The premises shall be used as a residence only with no more than 2 persons and for no other purpose. No other persons are allowed without written permission of the lessor. Each additional person shall result in an increase in the monthly rent.
