    Three-story two bed/two bath townhome in Maple Ridge neighborhood. This townhome is right across the street from Council Oak Elementary and next to the Midland Valley Trail. Features/amenities include: Granite countertops, oak cabinets, gas oven/stovetop, refrigerator with ice-maker in freezer, full-size washer and dryer inside the unit, gas fireplace with gas logs, private attached garage with garage opener, private back patio area. First floor of townhome includes garage, dining room, kitchen, laundry and patio. Second floor includes living room, bedroom and and bathroom. Third floor includes bedroom and bathroom. Rent is $1350 per month with a 12-month lease beginning February 15, 2024. Security deposit is $1350 and due at the time of lease signing. Tenant is responsible for utilities. No smoking allowed. Applicant Requirements: - Must be 18 years of age or older. - Satisfactory credit rating. - Verifiable and Favorable Rental History. We will check for rental or mortgage history of three years or two landlords (your name must have been on the lease or loan agreement from a non-relative). We reserve the right to consider references that may exceed that timeframe. Any instance where a reference of at least 12 months (can be a combination of multiple references) cannot be obtained, a deposit equal to one month's rent will be required, in addition to normal security deposits. - Proof of gross income that is 2.5 times the monthly rent. Income must be legal and verifiable through a copy of recent paystubs. If you can't provide paystubs, we require 90 days worth of domestic bank statements showing a balance equal to 3 times the rent, times the term of the lease. If you receive assistance (i.e. retirement income, child or spousal support, self-employment, disability or Social Security) that you are using to qualify, we require 90 days worth of bank statements, showing monthly deposits that meet the 2.5 times the rent requirement. - A government-issued photo identification - Active rental insurance policy is required 3 days prior to move-in - IMMEDIATE DISQUALIFICATIONS INCLUDE: Credit score below 600, recent charge offs or debt in collections/debt in bad standing that would appear on a credit report, a current, non-discharged bankruptcy action, falsified or inaccurate information, eviction less than 5 years, housing-related debt or negative rental reference with documented reasons, if applicants are convicted, pled guilty, or no contest to a felony crime in the last 7 years. Applications are $30 per applicant. Anyone that plans on living at the residence 18 or older must apply. The $30 covers a background and credit check. Applications submitted without photo ID or payment will not be processed until payment is received. If a lease application(s) is approved, the Property Manager will share a Contract To Rent with the applicant(s) to sign. When a Contract To Rent is signed, we require a $100 Holding Deposit to reserve the residence (the $100 Holding Deposit will go towards your security deposit). The Holding Deposit is non-refundable if applicants cancel after 72 hours of signing the Contract To Rent. Please note that the property is not reserved until the Holding Deposit is received and the Contract To Rent is signed and submitted to the property manager. For our pet policy, small dogs and cats are allowed on a case-by-case basis. We require a pet deposit of $500 that's due at the time of lease signing (this deposit is refundable at the end of the lease pending there's no pet-related damage). We also require pet rent each month ($25 per pet, per month). Documentation required for pets to live in the residence includes: Written pet reference, copies of up-to-date vaccination records, photos of pets, signed pet addendum provided by the Property Manager, active pet insurance policy that covers biting.
