The Space: The house has all the essentials to help you have an enjoyable, relaxing stay: - Full kitchen, new pots and pans, knives and Keurig with coffee pods included. - 3 bedrooms each with Queen beds, and 2 additional Queen air mattresses. - Smart TV in the living room, login to stream any of your favorites! - Board games for family fun during your stay! - Towels and linens, including beach towels. - Great place for families! *High chair, baby bath, and pack n' play located on site.* - For the business professionals, this house has a workspace to accommodate your needs. - Cleaning supplies as requested, ample supply of paper towels and toilet paper. - Beautiful shaded and fenced backyard, with turf grass and chairs to relax! - Laundry Area w/ washer + dryer. We have a smart thermostat in place in this unit and do limit temperatures to the following ranges to reduce our environmental impact: Summer - 70 to 85 degrees F Winter - 60 to 75 degrees F If this is outside of your comfort zone then this unit may not be a good fit for you. Guest Access: Guests have access to the entire house and private backyard. We keep the garage locked for storage. Getting Around: Jax Beach is perfect for walking, riding your bike for driving. In the event that you would like to leave the area a rental car is highly recommended since public transportation in Jacksonville is minimal. Other Things to Note: If you are highly allergic to dogs this home may not be a good fit for you. Our cleaning service is very good, but you may notice an occasional dog hair here and there. We do charge a pet fee of $40/day / pet that you bring with you. This reduces to $200/week per pet and $400/month per pet for longer term guests. Please submit a special offer with this additional fee included when you book the unit. *If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.* Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine and call the police to end it immediately. A gathering/party is any event where the guests in the property at ANY time exceeds the listing's capacity or is more than the stated number of guests on the reservation. We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation. The following additional charges apply to late check outs/early arrivals, assuming we can offer this at all (we often can't so please never assume this will be allowed): 1 hr or less early arrival or late departure: $50 1-2 hr early arrival/late departure: $100 2-3 hr early arrival/late departure: $200 3+ hr early arrival/late departure: $300 or the cost of an additional night's stay, whichever is more These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes our cleaning service undue stress to prep the unit prior to your or the next set of guest's arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which we hold them to. *Smoking is strictly forbidden anywhere on the property - the house, front or back yard* *If we find cigar/cigarette butts of any kind on the property or evidence of smoking (ash on porch, deck, empty cigarette packs, etc.) we will assess a $500 cleaning fee in addition to the regular cleaning fee* Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is 7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . We may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday. You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed.
