    This southern Woodson County parcel totals 80 acres more or less and isn't rivaled by many others when it comes to recreation and homesite possibilities. Features include mature hardwood timber, four ponds, native hay meadow and fenced pasture, an electric line running across the property and a rural water line adjacent. The southern end of the property is most impressive with a tremendous elevation change to the hilltop in the southwest corner which would make the best building site and is conveniently closest to utilities. Towards the middle of the property is a deep valley where two of the four ponds are located including the best fishing pond on the property that's stocked with bass and bluegill. If you plan to have your own livestock on the property there's a good stand of native grasses on this tract dominated by Big Bluestem, Little Bluestem and Switchgrass. There is a presence of Sericea Lespedeza on this tract. Fences are 4-6 strand barbed wire ranging mostly from adequate to good with a small amount of mending needed on the east and west sides which is most likely from the deer population residing on the property. If you don't plan to have your own livestock on the property, there would be local interest in leasing the property for hay or livestock production. On my initial tour of the property I saw a five-buck bachelor group from a distance that had some high-quality bucks in it. I recently put up the trailcams and will offer pictures to qualified buyers at their request. There also appears to be a good population of Bobwhites on the property with at least two coveys that I saw while driving across it. This is an extremely attractive parcel at an affordable size.
