Below is a detailed explanation of our application process as well as our standards for qualification. APPLICATION Each person over the age of 18 who will be living in the home must complete and submit a separate application along with a non-refundable processing fee. In order to qualify, each person must meet or exceed the minimum standards for qualification. Incomplete applications will not be processed. Applications containing false or misleading information will be immediately disqualified. Please allow 1-3 business days for the application process. Processing includes direct contact with employers, current and previous landlords, personal and professional references, law enforcement agencies, government agencies, consumer reporting agencies, public records, eviction records, and other necessary sources. A consumer report (credit and background check) will be used in the application process. If an applicant is denied or faces other adverse action due to the report, they have the right to obtain a free copy of the report and dispute any inaccuracies. DEPOSIT TO HOLD Once approved, if the tenant will not take occupancy within 24 hours, a Deposit to Hold equal to one month's rent is required within 24 hours to hold the property until a mutually agreed-upon move-in date. The maximum hold period is 14 days. If all move-in requirements are met, the Deposit to Hold will be applied to the security deposit. If the tenant fails to move in as agreed, the Deposit to Hold is non-refundable. If an applicant chooses to pay the Deposit to Hold with their application but does not qualify, the deposit will be refunded in full within 14 days. If the Deposit to Hold is not received within 24 hours of approval, the property will be offered to the next qualified applicant. MOVE-IN REQUIREMENTS Before move-in, the approved tenant must: Pay all required move-in funds, including the security deposit, first month's rent, and any additional fees or deposits. Transfer all tenant-paid utilities into their name and provide proof of transfer. Execute and sign the lease agreement. Provide proof of renter's insurance with a minimum of $100,000 liability coverage for the duration of the lease. Failure to complete these requirements before the scheduled move-in date may result in the loss of the Deposit to Hold. QUALIFICATION STANDARDS Applicants who do not meet the minimum screening standards will not be approved. Identification & Legal Status Applicants must provide a valid government-issued photo ID. A valid Social Security number is required. Income Requirements Monthly household income must be at least three times the monthly rent. Income must be verifiable (e.g., pay stubs, tax returns, employer verification). Unverifiable income will not be considered. Credit History Applicants must have a minimum credit score of 600. A pattern of responsible financial behavior is required. Bankruptcies, excessive debt, or unpaid collections may result in denial. Criminal Background Check A background check will be conducted on all applicants over 18. Applicants with felony convictions related to violent crimes, drug distribution, or property damage within the past 7 years will not be considered. Misdemeanors will be evaluated on a case-by-case basis. No Smoking Policy Smoking is strictly prohibited inside the home and within 25 feet of any entrance or window. Violation of the smoking policy may result in eviction. Occupancy Limit Occupancy is limited to two persons per bedroom, in accordance with housing regulations. No Pets Allowed Pets are not permitted under any circumstances. Violation of this policy will result in a lease violation and possible eviction. ADDITIONAL CONSIDERATIONS At the landlord's discretion, compensating factors (e.g., additional security deposit, co-signer) may be required if an applicant does not fully meet one of the above requirements. If multiple applicants apply, the most qualified based on these criteria will be selected. RENTAL PAYMENTS & LATE FEES Rent is due on the 1st of each month.
