Property is typical home for this area and era. Three bedrooms and two bathrooms. Small kitchen; nice sized yard. We are likely to put in AC in the next 2 months. So I checked the AC box. So January 1st renters might anticipate a small amount of repair work to get that installed for you. The property documents when we bought it said the house was 900 plus square feet. But at the time it did have a garage, which along the way someone converted to another bedroom. So now best guess the house is about 1200 square feet. Original hardwood floors through main house and the two north bedrooms. (Thus the no big dogs stipulation). Laminate in kitchen and the bedroom/bathroom combo on south side. Tile in the older smaller bathroom. Kitchen is reasonably updated - probably about 5 years ago or so. Second bath with the washer dryer hookups is also reasonably updated. The bedroom on the south side has its own entry. You can see the French doors when you look at the front of the house - those go right into the south bedroom. That bedroom has the more updated bath. Makes a nice office if you don't need the bedroom space. The other bath is small and sits near the two bedrooms on the north side of the house. It has, we believe, original tub and tile around the tub. The living room has a bigger window into the front. There is also a sliding door leading to the back yard at the back of the house. Between these two house gets reasonable light. Kitchen dining room are open plan. Then dining room into living room also open plan. Great view from kitchen window/back sliding door and backyard. Raley's on California/Mayberry is walkable. Down the other direction towards California, there is a farmers market in warmer months near gas and groceries and pharmacy in the shopping center of California. Neighborhood feels residential to me, even though it's tucked into Old Southwest Reno near downtown. Worth walking through the neighborhood to see if it suits you. The parking allows for a car in front in a driveway uncovered. Street parking in the neighborhood is usually you can easily park two cars in front of the house too. We require first month rent and deposit up front. We cover waste management, renter covers all other utilities (water, power, your internet... ). Renter must maintain the yard (spring and fall cleanup, mowing, adequate water to keep lawn green in summer...). It's a good size yard - not huge but still room to garden and play. There is a nice shed - room for yard equipment etc. as a gardner myself, the shed is a fabulous part of the house. We have washer and dryer hookups but we do not provide or maintain these appliances. We strongly suggest any renters obtain renter insurance. We are not going to check paperwork to see you have it or followup to ensure you maintain it. So no real way we enforce it as a "requirement." We'd like you to have it. Rent must be paid on time first of the month. No delays. We expect respectful and responsible treatment of the home, yard, neighborhood, etc. One year lease.
