It has scattered hardwood trees but is mostly open with Bermuda and Bahia grass pastures and is perimeter fenced with woven wire fencing. The gently sloped draw in the front 1/3 of the property is a great location for building a pond and the large Post oak trees on the partially cleared hilltop would be a nice spot to build a home overlooking it. There is electricity available nearby at the neighbor's barn next door and very fortunately this land rests on an outcrop of the Simsboro Aquifer allowing reasonably shallow access to high quality drinking water (likely less than 275 ft. deep) by drilling a well. It is in Bremond ISD and currently has an Agricultural tax emption. Seller owns all Oil & Gas Minerals. The minerals are not under lease or production.
