You will be inspired by the exposed posts and beams, wide board floors, and hand-cut granite walls. Full-view French doors open to a porch with views of the tidal waters - perfect for bird and wildlife watching and colorful sunrise and sunset views looking east. You'll see ospreys dive, herons, cormorants, and kingfishers catching their meal, and seagulls bathing in the brackish waters that flow from the cove into the mouth of the Thames River. The look and feel of this three-story antique house were retained during renovations, which updated the structure with modern insulation, electrical, plumbing, and with efficient gas radiant heat. South-facing windows provide passive radiant warmth through the winter. - - - - MAIN FLOOR - Oak gunstock posts form the symmetry of the cape layout. The house's front door opens to a small foyer with a door on the left and one on the right. Turn right, south, into the living room with chestnut floors. Turn left, north, into a room with floors painted French gray. The two rooms are of equal size. The one on the left has an efficient half-bath powder room and could be used as a study. Pass east through either room, and you arrive at the central space where walls have been removed to create an open kitchen and dining layout that faces the water. A large entry door hung on strap hinges, and full-view French doors open onto a porch. Open them as soon as you arrive so the bird life and comings and goings of the tides, just 40 feet away, can start soothing you. The kitchen is open to the dining room and has a water-facing soapstone sink adjoined by black walnut countertops with a 5-burner gas cooktop, and electric convection oven. There is a dishwasher and refrigerator. - - - - TOP FLOOR - 3 opening roof skylights illuminate exposed hewn oak roof rafters and wide plank floors in 2 bedrooms with closets and a full bath. The bathroom has a claw foot tub equipped with a hand shower wand. - - - - BOTTOM FLOOR - The stairwell that takes you there turns past a granite stone foundation wall. At the bottom, you step into the Garden Room, which has walls paneled with foot-wide pine boards, water-facing 8 over 12 windows with primitive wavy glass, and a floor paved with 18th-century hand-made brick. A massive 4-foot wide door hung on forged strap hinges opens to the water. A bedroom with a full shower and walk-in closet is accessed from the south end of the Garden Room. A utility room with storage closets and laundry hookups is accessed off the west side of the Garden Room. - - - - THE LAND - A sloping half-acre tapers in width along a 370-foot seawall. Around the house, the land is terraced by hand-cut granite. There is a boat launch for small craft. Concord grape vines climb a grape arbor.
