Applications must be complete in order to be considered. Processing generally takes 3-5 business days. Once an application has been processed, tenants will be notified by phone if the application has been approved or by phone or mail if denied. The security deposit must be paid; in full, in the form of a Funds Transfer or money order within 24 hours of an application's approval. Application Fee: $50 Per Adult (Co-signers must also pay the application fee). Accepted in the form of, Funds Transfer, cash or money order. Application Fees are non-refundable We will only take application fees for applications in first position on a property. Complete Applications: Applications MUST include the following to be considered "complete." 1. All residents 18 and older must apply on separate forms 2. Application packet filled out completely, legibly, and with all signature lines signed 3. Copy of a valid, government-issued, photo ID for each applicant (i.e. Passport, Military ID, State Driver's License) 4. Proof of income. Acceptable forms of proof of income include: At least 2 months worth of recent pay stubs Current Tax return A letter on company letterhead from your employer stating what your wages are (or will be in the case of a new Job) 5. Vaccination records & verification of pet breed and age (if you have pets) 6. Application fee paid. 7. Application Screening Receipt, Signed within 24 hours. Requirements: 1. Income Gross household income shall be at least 3 times the rent. Each roommate must have gross household income of at least 2 times the rent. Income/resources must be verifiable through pay stubs, current tax records and/or bank statements. Verifiable employment of at least 2 years. 2. Credit Bankruptcies must be at least 2 years old & applicants must show established credit in good standing, post bankruptcy discharge. Negative reports may result in denial or an application or increased security deposit. Examples of negative reports include, but are not limited to: repetitive late payments, collections, unpaid balances / charge-off's, etc. 3. Criminal /Public Records Applications with a prior eviction or judgment may be denied. Current illegal substance abuse, or convictions related to the illegal manufacture or distribution of a controlled substance, sex offender, or any other felony may not be considered. 4. Rental History At least 2 years of verifiable rental history from unbiased/unrelated sources. Applications MUST include contact information for past landlords including working phone number(s). Security Deposit: Must be paid in full within 24 hours of an application's approval. Deposit will ONLY be accepted in the form of a cashier's check, personal check, or money order. We cannot accept cash or cards for deposits. There may be an increase to the security deposit amount if the applicants have Pets, insufficient credit, or poor credit. Increased deposit amounts are subject to owner's discretion. Co-Signers: If applicants have insufficient income, employment, or rental history, we may still be able to consider the application with a co-signer. Co-signers can be of any relation to the applicants (family member, friend, supervisor, etc). Co-signers must submit a complete application and pay the application fee (If Applicable). Co-signers must have excellent credit and sufficient income to support the applicant as well as their own household. Grounds for Application Denial: We reserve the right to deny an application if, after making a good faith effort, we are unable to verify information on the application including, but not limited to: rental history, employment, income, etc. If your behavior, conduct, and manners during the application process is overly aggressive, forceful, rude, confrontational, we may reject your application. Any individual who is a current illegal substance abuser, or has been convicted of the illegal manufacture or distribution of a controlled substance, sex offender, or any other felony may NOT be considered.
