Maintenance and Repairs Owner shall be responsible for routine maintenance and repairs necessary to maintain the property in habitable condition, except for repairs resulting from Tenant's negligence, misuse, accident, or failure to comply with lease terms. Communication and Access Tenant agrees to promptly communicate any issues, concerns, or repair needs to Owner before arranging any services or repairs. Owner shall have the right to access the property for inspection, maintenance, or repairs with reasonable notice, except in emergencies.
