    Here is the gem in the rough you've been trying to find! For under 1300 sqft, it lives BIG - especially with 3 BEDROOMS and TWO BATHS! And WOW, the WELL IS BRAND NEW ($16,306/Ap. 2024). You don't see that everyday! There is also a generator (propane). Will you need to invest some extra funds to update this home - yes you will - but we've priced it to reflect that. Because the total 6.5ish acres are intersected by 11607 Cosby Mill Rd. (the brick home), please look at the photos. I've attached pics of where to park when you view the rancher, as well as the driveway for 11607 Cosby Rill Rd. It runs on the shared easement, and veers off to the left as it gets closer to their home. 11601 Cosby Mill (white rancher for sale) is on roughly 2 ac. The other roughly 4.648 acres that will transfer with the sale, are woods and are behind 11607 Cosby Mill Rd. Where the driveway curves left to get to 11607 Cosby Mill Rd. (and is clearly on their property) we have permission for you to walk on their driveway to get to the 4+ acres (it starts somewhere in the woods). At the driveway's curve, you CAN ALSO WALK STRAIGHT and through the trees to get to the back acres. This is the 20' easement and would be where you could add access to the back acreage.  This is because BOTH properties share a 20' non-exclusive perpetual easement to reach 11607 and the back 4.6+ acres. All of this will make more sense when you look at the photos with the driveway and see the survey (attached). The lot lines also show up when you hit the satellite view on the listing. Have your agent call if this is confusing. Please remember to park on the grass in front of 11601 (white rancher). PS - we don't actually know where the back acreage starts. You'd need to walk in the woods and find the rods. We do think it's somewhat beyond where the tree line begins. PLEASE PARK ON THE GRASS. DO NOT PARK ON THE DRIVEWAY.
