I tried to load another page of building requirements but I couldn't get it to load. What it says is 35 foot setbacks from the front and rear of the lot. 10% of the front of the building on the sides. Example; 40 foot wide home would have 4 foot side setbacks. Minimum 1,200 square foot home. Most established builders like to build $300,000 homes but this might be good for a beginner builder that doesn't have the credit or wants to start small with a $150,000 home. It also would be great for someone that can swing a chainsaw and would buy the lot as is for $10,000 and list it for sale after it's cleared and has a nice lawn and driveway for $30,000. Someone might be able to get a variance to put a modular home on it and you could apply for the variance before you bought the land to make sure you have approval.
