    This is a custom all-brick ranch home built by Syl Hostetler Builders in 1972. Syl Hostetler is known for building high quality homes with a focus on design and structural integrity. The house is located in the Lagoon area in New Philadelphia that includes a pond with three fountains and is popular for fishing. The entire upstairs has been remodeled. A new high-efficiency HVAC system was installed in 2017. A new steel door entry way was installed in 2018 featuring leaded glass in the door and two side panels. The master bath remodel includes a walk-in shower with tiles on the floor and three surrounding walls. The shower features a glass-tiled niche for shower amenities. The guest bath remodel includes a jacuzzi bathtub and beautifully tiled walls in the area. The kitchen remodel features all stainless steel appliances, new corian countertops and ceramic tile flooring. The living room features beautiful floor-to-ceiling windows that provide a view to a backyard and wooded area filled with wildlife. Make sure to check out the wildlife photos I have provided. The living room also features a wood-burning fireplace that is plumbed for gas if a conversion is desired. The dining room also features the same large windows. The laundry is located on the main floor with an additional hookup in the basement. The home also has a whole-home vacuum system installed. All vacuum extension tools are in great condition. Nine solid oak wood doors with new knob sets have been installed. The doors match the beautiful oak trim throughout the house. My favorite room is the sunroom off from the kitchen in the back of the house which features three walls of glass with multiple options to configure doors and screens depending on the season. The basement is back to concrete block and painted floors ready for a remodel. The basement is completely wired for electricity and cable, plumbed for water and HVAC infrastructure is already installed. There is a toilet, shower and sink in the basement. There is also a wet bar. Off from the sunroom is a circular brick patio area with a retaining wall. A new storm water drainage system was professionally installed in the backyard in 2021 that includes 330 linear feet of 8" pipe, an 18" x 18" concrete catch basin, 5 French drains and two downspouts that all connect to an outlet that drains to the curb on Lakeview Road. The house is located less than a block from Tuscora Park and Quaker Stadium. The neighborhood is among the most desired areas to live in New Philadelphia. The home is located in the New Philadelphia City School District. Tuscarawas Central Catholic High School is also within walking distance. New Philadelphia was recently listed as the second safest city in the state of Ohio. Landscaping has been updated with dwarf Alberta spruce and small plantings. All large trees have been removed from the front of the house. All pine trees have been removed from the wooded area in the back of the house opening the view to Hilltop Road. All remaining trees in the wooded area are hard woods. There is one large tree in the side yard from which my favorite swing hangs. If a buyer asks nicely, I will leave the swing. It is great place to unwind and view the fountains on the lagoon. The garage offers space for two vehicles plus an additional alcove for mowers, bicycles and tools. A new metal garage door was installed in 2021. The garage has hot and cold water spigots and a gas heater. Access to attic storage is located in the garage. All gutters have a debris guard system installed. The driveway and all other concrete surfaces in the front of the house were just power washed.
