We may consider a lease for a shorter six or seven month period, but the advertised monthly rate would be $3,000 for a seven-month lease and $3,250 for a six-month lease, exclusive of the $395 utility fee. Utility fee of $395/month is a reasonable estimate of average utility consumption for water, power, sewage, trash, internet etc. Actual costs in excess of the utility fee may be billed to Tenant and any excess utility fees may be refunded at lease termination. No pets or smoking. Non-refundable first month rent is due at signing. Last month rent is due on or before the date of occupancy. $2,000 security deposit may be paid on or before date of occupancy, or may be pro-rated monthly over four months from the date of signing, as agreed upon per the terms of the lease.
