Additional Screening Criteria: **Rental History** * 24 months of verifiable, favorable rental history with no more than 1 late payment, NSF check, or noise complaint. * Less than 24 months of history may require an increased deposit or co-signer. * Landlords must respond within 48 hours for verification. **Employment** * Verifiable current employment is required. **Documentation** * Accepted documents for income verification include paystubs, tax returns, W2, LES, Social Security Benefits statement, housing vouchers, etc. * Valid government-issued ID is required. **Co-Signer Requirements** * The same rental history requirements as the main tenant. * 2 years of open accounts in good standing with less than $100 in derogatory credit. * Unpaid evictions, collections, balances owing to landlords, late payments, NSF checks, noise complaints. * Unverifiable social security number, falsification of application, broken lease agreements. * Criminal activity that poses a danger will be evaluated based on nature and severity, per Seattle's Fair Chance Housing Ordinance. Applications will be screened in order of their completion on Zillow. Tenants have 72 hours after touring or after previous tenant in queue has rejected or did not pass screening, whichever is later, to provide intent to finish screening and then an additional 48 hours to provide additional documentation as specified in screening criteria. If additional documentation that was not originally requested is determined to be needed from the tenant then we will provide 72 hour to provide it as specified by the Seattle First in Time Requirement. After screening is complete Applicant has 48 hours to accept tenancy. Renter is responsible for internet, electricity, natural gas , water, sewer, and trash pickup utilities. No smoking allowed. Lease duration can either be 9 or 12 month lease.
