Rental Application Policies and Procedures:
1) Schedule a showing and view the interior of the unit that you are applying for.
We do not rent property "sight unseen". If you are applying with other applicants to occupy the same unit, at least one of the applicants must have viewed the interior of the unit prior to applying.
2) Applications are not accepted on a first come, first serve basis. Applications will be pooled and chosen based on the following criteria.
a. Sufficient Income Regardless of the source, documentation is required. Income must be sufficient to support monthly rent.
b. Verifiable Good Credit A credit report may be obtained for each applicant.
Once applicant is "pre" approved, we will ask for an application fee to run a background check and request a credit report.
c. Good Rental History If you have not rented in the past two years, previous home ownership will be considered. Professional references may be used as well.
3) Pets.
Pet will be considered only after positive pet references have been verified from previous landlord. If approved, proof of current vaccinations and local licensing documentation are also required before signing the lease and pet addendum. Additional pet rent and larger cleaning/damage deposit are required.
4) Our units are Non-Smoking/Vaping.
We do not allow smoking or vaping by the tenants and/or their guests. This includes medical marijuana. This includes anywhere on the property.
