Owner pays for water & trash services. Renter is responsible for propane and electric. One month's rent deposit due at signing. No smoking is allowed in the house or barn. Small pets (up to 20 pounds) permitted. Larger animals require a $500 deposit.
The Premises will be used for residential purposes and small scale commercial business only and may be occupied by the Tenant and listed additional occupants within the lease.
Rent will be due on the first day of each month. A late fee will apply after the 5th day.
Landlord Responsibilities: Landlord is responsible for all repairs to the property structure, plumbing, electrical systems, appliances (excluding normal wear and tear), and the detached office/gym space.
Tenant Responsibilities: Tenant is responsible for maintaining the cleanliness and sanitation of the Premises, including the lawn, landscaping, and any snow removal as outlined in local ordinances. Tenant is also responsible for minor repairs and replacements of plumbing fixtures, light bulbs, and smoke detector batteries.
Storage: Tenant is granted access to the unfinished portion of the basement storage area and the four carports for storage purposes and the barn for storage purposes. Tenant is not permitted to store any hazardous materials on the property.
Parking: Tenant is granted use of the carports and court area for parking. No vehicles may be parked on the grass overnight or in a manner that obstructs access to the property.
Alterations and Modifications: Tenant may not make any alterations or modifications to the Premises without the prior written consent of the Landlord.
Access: Landlord shall have the right to enter the Premises at reasonable times for inspections, repairs, or to show the property to prospective tenants or buyers upon reasonable notice to Tenant.
Termination:
By Tenant: The tenant may terminate the agreement by providing the Landlord with two full calendar month's written notice in advance. The security deposit will be prorated to the lease period minus any damages to the property.
By Landlord: Landlord may terminate the Agreement for cause, including but not limited to: non-payment of rent, breach of any provision of Agreement, or causing damage to the property beyond normal wear and tear. In such cases, Landlord shall provide Tenant with 30 days written notice to vacate.
